Commissioners pave way for growth with rezoning

   The Commission of the Unified Government of Cusseta-Chattahoochee County paved the way for some growth by approving four rezoning requests, including one for the “Cusseta Village” development, during its meeting on Dec. 5.
   These rezoning moves reclassified a total of 491 acres to types of zoning that permit more residential and commercial development.
Cusseta Village
   For developer Mark Woods, the commissioners rezoned 155 acres from agricultural to PUD (planned unit development), and another 177 acres from residential/multi-family to PUD (planned unit development).
   With the new zoning, Woods reportedly has plans to develop the “Cusseta Village” subdivision, and build up to 177 multi-family units if there is enough demand for housing in the area as nearby Fort Benning expands. He is also reportedly considering some commercial development of the land, which is at the corner of US Highway 27 and Riverbend Road.
   The local Planning Board had recommended that the commissioners deny Woods’ rezoning request, but the board’s recommendations are nonbinding.

 
   
   

Firetower Road
   For developer Tom Moore of TMHL, commissioners rezoned a total of 110 acres from a combination of industrial, rural residential, and agricultural to make it all be zoned R-2 (site-built residential homes).
   This land is off of Firetower Road and Moore is reportedly in the initial design phase to develop the land in a way in which up to 81 homes may be built on it. His new “R-2” zoning allows one site-built home per acre, with some restrictions for road frontage and setbacks for each home lot.

Commercial/Greer
   The commissioners also approved a request by Carol Greer to rezone around 26 acres to allow for possible commercial development. This land is on Highway 27. It was rezoned from agricultural to commercial.

Commercial/Pope
   Members of the commission also approved a similar rezoning request from Ed Pope. They voted to rezone around 24 acres located on Highways 520 and 26 from agricultural to commercial.

Other Business
   The commissioners also acted on various other items of business during their recent meeting. During the meeting, they:
   * Appointed Pat Felix to the Industrial Development Authority;
   * Accepted a bid from Aqua Aerobics for equipment for the wastewater treatment plant;
   * Approved a solid waste management plan transmittal resolution with the Lower Chattahoochee Regional Development Center;
   * Appointed Gary Daniels and Charles Herlth to the Planning Commission;
   * Reappointed Charles Wright, Kevin Owens and Carol Gearheart to the Planning Commission.
